Checklist for Obtaining a Quote for Commercial Liability Insurance

When obtaining a quote, it is very important to disclose as much information as possible. The more information you can give the broker or agent about your property, the better tailored they can market the account, finding the best insurance for that particular association’s needs.

In addition, the underwriters for the carriers look for the following:

  • Information on updates within the last ten to fifteen years for Plumbing, Heating, Roofing, Wiring
  • A three to five year loss history for the property.
  • Explanation of all loses and what has been done to prevent further losses.
  • Fire Extinguishers in common areas
  • Security/Burglar System information
  • Is there a Pool, and if so is it completely fenced (5’ high) with a self latching gate and less then 4” gap between bars? Slide or Diving Board? Safety Equipment, Safety Signs posted?
  • Any unusual facilities/equipment (docks, dams, wells, etc.)
  • Percentage of renters/percentage of vacant units
  • Number of units
  • Information on all auxiliary structures (Pools, Spas, Tennis Courts, Clubhouses, et al)
